Prospective tenants

What is the right to rent?

A landlord is responsible for checking the immigration status of all applicants and we will require proof of residency and identification.

What does referencing involve?

We will contact the references you have provided us and do a credit check.

What bond do I pay?

The bond is the equivalent to 5 weeks rent and is held securely with one of the deposit schemes.

Do I have to pay any fees?

There are no letting fees, but changes or surrender of the tenancy agreement incur a charge.  Interest is charged on late rent payments.

Will I need insurance?

You will need to insure your own contents and belongings. We insure the building.

Can I have a pet?

We are pet friendly in moderation but ask that no pets reside at the property without our approval.

What should I do if there is a maintenance issue?

Call the office and report the problem, we have a trusted maintenance team.  If the office is closed then please leave a message.

I have an out of hours emergency.

  • For out of hours EMERGENCIES you will need to “self help” by contacting a reputable contractor. As this will almost certainly require payment, we will reimburse the cost on receipt of the invoice given on the next working day.

What if I can’t pay my rent?

Get in touch, there may be options available i.e. moving payment date.

Can I end my tenancy?

Your tenancy is a fixed 6 month assured shorthold tenancy.  By agreement this can continue as a periodic tenancy, giving a minimum of a month notice from your rent date.

Can I decorate or change my property?

Decorating is by written permission only and must be in the same colour scheme. No changes are allowed to the property and any repair work is to be done by our professional maintenance team.
